1-4 The Moorings, Off St Gabriel’s Road, Clontarf, Dublin 3
Sale price: €1.1 million
Agent: REA Grimes 01 8530630
Technically, the houses on this Clontarf development are not new homes.
The Moorings were actually built back in 2006. The four houses in the gated scheme had been rented since their inception until pyrite was discovered in them a few years later. They were put on the market and sold as one lot last year.
In that time, the houses have been completely rebuilt to remove all traces of pyrite, with all work overseen by a specialist engineering firm.
The four properties have now been reborn and are in every way brand new, barring being brand new. They had a soft launch in the market last weekend which was met with great interest.
Most houses coming on the market in Clontarf are period homes in need of a complete renovation, so viewers seemed to like the idea of a 1,657 sq ft house located in the area they want, with no work required. With prices starting at €1.1m, each house is semi-detached and has four bedrooms. Inside, the accommodation on the 1st floor consists of an entrance hall with a shower to the side.
At the front of the house is a sitting room, with another reception room behind it at the back of the house.
There is also an open kitchen/living room, with a separate utility room. There are four bedrooms in each house (master en suite) and a family bathroom.
The front driveway to each house is 25ft in width, providing parking for two to three cars, while to the rear there is a west-facing garden with a paved patio area and artificial grass. The development itself is set behind electric gates just off St Gabriel’s Road.
The fully upgraded houses now have a B BER and are heated with gas-fired central heating. The double glazing and the ultra-tech front door are from Munster Joinery.
Bespoke kitchen units have been built with soft close doors and drawers. Integrated hob, hood, double oven fridge-freezer and dishwasher are all included in the deal.
The bedrooms are equipped with wardrobes and the bathrooms have Villeroy & Boch sanitary ware.
The location of The Moorings is another key selling point as St Gabriel’s Road is next to the sea, schools and shops. Primary schools in the catchment area are Belgrove and Greenlanes, and secondary schools include Holy Faith for girls, St Paul’s for boys and Mount Temple.
There is an open viewing of the exhibition house tomorrow from 11.30 to 12.00 with sales agent REA Grimes 01 8530630.
