According to a new study, Dallas was crowned #1 for best downtown living space and led the country in luxury condos, living amenities, and spacious floor plans.
The study, conducted by California-based storage company Storage Cafe, aimed to answer one question: Which city centers provide the best value to their residents?
“Living in the city center is a matter of preference and priority, and it often depends on whether the pros outweigh the cons,” he says on the study’s blog. “It’s also true that some places make it much easier for residents to live an urban lifestyle than others.”
To create the top 10 list, the researchers selected the 30 most populated metroplexes in the United States and compared their central districts using cost of living, rental inventory, and apartment amenities, among other factors. The cost of living includes the percentage of income spent on rent, as well as groceries.
After calculating the numbers, Dallas tops out in terms of living standards in downtown – top of the line categories of condos with gyms and condos in luxury buildings.
The study said that in addition to the exceptional amenities, the Dallas apartments are also excellent in terms of ample personal space, offering an average of more than 995 square feet per person.
StorageCafe also looked at the personal storage capacities of cities, which are used by many residents to maximize their living space. Dallas also ranked #1 for personal storage space in the company’s 2021 survey.
Additional metrics used in the study included safety, public electric vehicle chargers, recreational opportunities, and education levels among the adult population.
Several other Texas cities also made the list. Ranked #2 on the list, Austin ranked among the highest for safe and sustainable living, and ranked first for eco-friendly downtown living. The Texas capital has a largely educated adult population and several green, LEED-certified apartment buildings, according to the report.
The study also ranks Austin as one of the “most vibrant areas in the country”, hosting musical performances such as South by Southwest and Austin City Limits.
Houston was ranked 7th with the highest ratings for rent-to-income ratio, apartment personal space, and access to fitness centers. Researchers also classified Houston as one of the most affordable urban centers in the country.
There’s a reason Texas cities and other southern parts of the country top the list. According to the research, this has to do with the “Southern boom”.
The South remains a popular resettlement destination among US residents. According to the 2021 U.S. Census, Florida, Texas, and Arizona saw the highest net increases in internal migration.
To keep up with this growth, developers have started to prioritize building apartments and therefore luxury residences in the city centre. StorageCafe, in a study conducted in July 2022, found that midsize cities in Arizona and Texas are leading the country towards world-class apartment living.
Nashville, Tenn. came just before Houston, placing 6th. The southern country music center ranked high in entertainment options, including apartment availability, as well as access to restaurants, theaters, and shopping malls.
According to the research, the Southern city center areas provide an ideal environment for families who want to raise their children while surpassing others in terms of housing and culture. About half of the cities on the list are in the South.
