Builder starting and leasing downtown Dallas tower near White Rock Lake

An apartment builder finishing a high-rise on the edge of Highland Park is poised to start two more projects.

Mill Creek Residential Trust completes its Modera Katy Trail tower on US Highway 75.

And the developer plans to break ground in the coming weeks on a high-rise apartment in downtown Dallas and a retail and rental community near White Rock Lake.

The two new projects — plus another in West Dallas — build on their access to public parks and trails.

Mill Creek’s planned 16-story tower in downtown Dallas on St. Paul and Wood streets is one block from where construction is underway in Harwood Park, a nearly four-acre green space being built on the east side of the centre.

“Our building will benefit the most from what Harwood Park will do,” said Michael Blackwell, Mill Creek senior managing director. “Our site is right in the middle of where all these public and private projects have happened.

“It has created an environment from an urban residential perspective that is very similar to the mature markets we have been working in for a long time.”

The half-block building site is located between AT&T’s new Discovery District and the East Quarter mixed-use development being built on the eastern edge of downtown. The farmers market is just a few blocks away.

Mill Creek is developing the building in partnership with Hamilton Properties in Dallas.

“The project’s design fits right in with Hamilton’s goals of embracing the street and adding vibrancy with a dynamic corner restaurant space, captivating street-level amenities and apartment homes with balconies that wrap the project from the second floor to the 16th floor along Wood Streets. , St. Paul and Young,” said Ted Hamilton of Hamilton Properties.

Construction of the 333-unit Modera St. Paul condominium tower will take more than two years. It was designed by WDG Architecture and Portland-based Vida Design does the interior.

“On St. Paul Street, we have the two corners that are for retail,” Blackwell said. “We’re activating that whole stretch of St. Paul.

“I feel there is a remarkable opportunity for this building in the heart of our city.”

At the same time as Mill Creek begins building downtown, it is the land for another rental community just south of White Rock Lake. Located on East Grand and Gaston avenues, the mixed-use project connects to the Santa Fe Trail.

The six-story, 285-unit Modera Trailhead condominium building has a large area for shopping and dining on the ground floor overlooking the trailhead.

“We are in talks with potential retail and restaurant tenants, and the response has been very encouraging,” Blackwell said. “We are doing everything we can to activate the area along the course.

“We want to create this unique place.”

The Dallas architect GFF designed the building in collaboration with landscape architect TBG Partners.

Mill Creek is already developing another rental community in West Dallas that will be connected to a new riverfront park. The Modera Trinity building on Beckley Avenue, just east of Commerce, will have just over 200 apartments.

“We have raised the building to dike level – the pool and most units overlook the dike” towards the center.

“On the Beckley side, we bought the apartments all the way to the street,” he said.

WDG Architecture designed the project, which will be connected to Trinity Overlook Park.

“We will deliver the first units next year,” Blackwell said.

The builder completes the high-rise of the Modera Katy Trail apartment on the west side of US 75, just south of Mockingbird Lane.

The 14-storey residential tower has 217 luxury rental properties and is located on the eastern edge of Highland Park.

“We are mostly finished with the building and the lease has gone well,” said Blackwell. “It’s the first high-rise we’ve built in Dallas and it’s a source of inspiration for what we’re doing downtown.

“The people in the building are excited to live on the Katy Trail and are attached to the Park Cities and the M streets,” he said. “We’re getting more established adults and a few students from SMU.”
