Bridgeport’s Planned Steelpointe Development Complex Receives $200 Million

BRIDGEPORT, CT — Flaherty & Collins Properties (F&C), in partnership with RCI Group and the City of Bridgeport, Connecticut, have announced a $200 million mixed-use waterfront development in Steelepointe Harbor. The project, which has already acquired a construction financier, includes 420 new rental apartments and 10,000 square meters of commercial retail space.

“This is a truly unique and exciting project and partnership for us,” said Ryan Cronk, director of Flaherty & Collins Properties. “Between the city of Bridgeport and RCI, we are really building something transformative in Steelepointe Harbor, where the project is already set up for success through all the hard work and solid foundation. This rental project is exactly what this fast-growing area needs.”

The design of the F&C apartment building focuses on the view from the waterfront, with high quality and modern amenities. The project will feature a waterfront pool and terrace, outdoor kitchens and gathering areas. Residents will enjoy secure parking and a dedicated dog park and animal spa.

In addition, the development will include a variety of fitness and active lifestyle options. A state-of-the-art fitness center will include fitness classes, a spin studio, sauna and jacuzzi. Residents will also enjoy an outdoor pickleball court.

“We are excited to announce the approval of $200 million in funding that will have a truly significant impact on Bridgeport’s economic and community development potential,” said Mayor Ganim. “Bridgeport is finally seeing well-crafted plans become reality that will create jobs, provide housing and improve the landscape on our waterfronts.”

Bridgeport – about an hour outside of New York City – continues to develop as an emerging “live, work, play” destination. The Port of Steelepointe is very well served by the I-95 corridor and a short walk from the Bridgeport Transportation Center, with access to the train and Bridgeport & Port Jefferson Ferry to Long Island. The area is also home to an up and coming entertainment hub, culminating in the Hartford Healthcare Amphitheater powered by Live Nation, which opened in 2021.

“This premier waterfront project will both build upon and enhance the Port of Steelepointe,” said Robert Christoph, Jr., RCI Group president. “In addition, this development will provide a lifestyle that currently does not exist in the Bridgeport market.”

Earlier Steelepointe Harbor development stages included a Bass Pro Shop, Chipotle and Starbucks, followed by the addition of Bridgeport Harbor Marina. The 220-strip marina is approaching full occupancy in just its third year. Overlooking the newly constructed docks in Steelepointe Harbor, the 48,000-square-foot lighthouse building is also home to the Boca Oyster Bar, a 10,000-square-foot waterfront restaurant on the ground floor.

RCI Group has also converted the old buildings of Carpenter Steel and Derektor Shipyard with new tenants Bridgeport Boatworks, Hornblower Group and North Sails. Together, these projects created thousands of jobs and a huge economic impact for Bridgeport.
