Boardwalk Estates at Palmer Ranch Still Taking Shape

One of the newer neighborhoods to the south of Palmer Ranch, Promenade Estates features large single-family homes in pleasant surroundings. Good location and generous amenities promote an attractive, active Florida lifestyle.

Promenade Estates started in 2019 and has locations for 352 homes. Most surround the ten or so retention ponds and lakes, with the largest sparkling fountains. The rest of the houses are located on the green belt and the large swamp area on the east side of the municipality.

A distinctive sentry overlooks the shared main entrance on Honore Avenue. The top looks a bit like an airport and a control tower. The masonry foundation is a walkway portal. The central island leading to the gate is lined with flowering shrubs and palm trees.

The other Bay Street entrance — also divided — faces the northern reaches of Oscar Scherer State Park. An entrance to the Legacy Trail is less than a mile to the west.

“It’s a family-oriented neighborhood,” said Armanda Marchesello, real estate agent for Waterside Real Estate. “In Palmer Ranch, where many neighborhoods cater to retirees and empty nesters, that’s not always the case.”

To that end, the amenities include a play area/playground and a children’s water slide at the communal pool. Schools in the district include Laurel Nokomis Elementary and Middle and Venice High. Pine View School for the Gifted is 3.1 miles away.

Each builder offers one- and two-story models whose starting prices range from the mid-$500,000 to the lower $700,000. A few houses have a private pool.

Construction on Promenade Estates at Palmer Ranch began in 2019 and continues in some parts while others are complete.

DR Horton, headquartered in Arlington, Texas, and America’s largest homebuilder, has four-bedroom, bath, and two-car garage models in contemporary Florida designs. Open floor plans range in size from 1,828 to 2,650 square feet of living space. The kitchens have stainless steel appliances and granite countertops.

M/I Homes, headquartered in Columbus, Ohio, sells homes with three to five bedrooms and bathrooms with three-car garages and 2,309 to 3,653 square feet under the sky. Some models have Tuscan stone elements as part of the facade.

Boardwalk Estates at Palmer Ranch is located just north of Oscar Scherer State Park and greenbelts are incorporated into the community.

There are also a few resale in Promenade Estates. Marchesello’s pending sale at 12635 Night View Drive is an M/I Homes Crystal model with four bedrooms, four bathrooms and 3,119 square feet under the sky. Sitting on a corner lot, it has a private pool with covered lanai. Green features include water filtration throughout the home, dual air conditioning, and smart thermostats.

“My owners built it as a one-story home and added an upstairs that can be used as a guest guest room for visitors,” she explained. “They put $300,000 into upgrades and then got a job offer that required them to move elsewhere.”
