Beachfront Bonanza – Miami Property Market

Home to year-round sunshine, clear blue waters, and plenty of beaches, Miami is the destination for waterfront luxury properties. From the beaches of Key Biscayne to the city views over Biscayne Bay, the possibilities are endless. Nowhere are luxury waterfront homes as beautiful as Miami.

The Miami housing market has been booming since last year as people from all over the US traded their cramped and cold living conditions in the North for better weather and favorable taxes in the Sunshine State. In fact, according to the South Florida Business Journal, sales prices and volume have increased by double digits for the past year.

This wave of out-of-town buyers is fueling the economy and now many large companies, especially in the tech and banking sectors, are choosing to establish offices in Miami. According to the Florida Chamber of Commerce, an additional 23 million people are expected to move to the state by 2030. In South Florida alone, the population will increase by more than 12 percent over the next three decades, according to the South Florida Regional Planning Council.

With that in mind, you may want to start looking for a new home today. Condominiums make up a large portion of waterfront properties in Miami, and if you’re looking for something on the beach, they’re probably your best option. Where you decide to stay in Miami Beach depends on the type of lifestyle you live. The south provides a more festive atmosphere, while the north offers a more laid-back luxury.

Here are two luxury condominiums that offer some of the best waterfront living experiences.

Turnberry Ocean Club Residences — Sunny Isles

Located on “Millionaire’s Row” in Sunny Isles is the recently completed Turnberry Ocean Club Residences. These ultra-luxury homes offer ocean and bay views, thanks to their flow-through design. With expansive balconies, the large three- to six-bedroom apartments provide the perfect opportunity to enjoy waterfront life from the air.

Residents also have access to their own private level 30 to 32 club located as much as 300 feet above the ground. Called The Sky Club, it includes a lounge and entertainment area, two cantilevered pools, an indoor and outdoor oceanfront fitness center with a yoga studio, and a revitalizing spa. For many homes, that would be above and beyond the expected level. However, Turnberry Ocean Club Residences can offer even more on the ground floor.

Thanks to its beachfront location, there are plenty of cabanas that are perfect for relaxing after a swim in the ocean. There’s also a lobby lounge and cafe, three restaurants, a ground-floor infinity pool and poolside duplex cabanas, not to mention a kids’ club for the little ones.

There are also many off-site benefits to living here. Residents will be given priority at the Fontainebleau Aviation Facility and the Turnberry Marina. They also receive a free one-year membership to the elite Turnberry Isle Resort & Country Club. Here, golfers have access to two Raymond Floyd-designed championship golf courses that are perfect for a game all year round. Residents also get a membership to South Florida’s first water park, Tidal Cove, which features the nation’s first triple-flow rider.

“As president of residential for Jeffrey Soffers Fontainebleu Development Company, I am in constant contact with the 1 percent international buyer pool. People are increasingly interested in life on the water in Miami, and not just single-family homes. Waterfront investments mean a lot of maintenance and serious insurance policies. So while the pandemic has shown the importance of space and privacy through increased sales in the single-family home market (Sales in Miami-Dade increased 16.6 percent year over year according to the Miami Association of Realtors), a townhouse in the air with a resort-style lifestyle without the hassle of maintenance may be the better option,” said Jim Cohen, President of Residential at Fontainebleau Development.

Prices from the top US$3 million.

Oceana Bal Harbor — Bal Harbor

The chic area in the northern part of Miami Beach is home to many amenities, including world-class shopping malls, top restaurants, luxury hotels and, of course, beautiful beaches. Being on an island, you can enjoy sunrises and sunsets with a waterfront backdrop. It’s a beautiful place to be. Like its neighbor Sunny Isles to the north, it also has some notable luxury condominiums.

One of my favorites is the luxurious and art-oriented Oceana Bal Harbour. The 28-storey glass building offers its residents a five-star hotel lifestyle that begins the moment they arrive at the building. Residents have valet parking, 24-hour concierge service and underground parking to keep their vehicles in top condition. Other amenities include a residents-only gourmet restaurant, Ballerina, which is run by Toscana Divino, as well as a world-class WTS-operated spa, relaxation pool, Olympic-style lap pool, cinema and large salon with a chef’s kitchen and bar, just to name a few.

Want to be outside but need an occasional break from the heat? The private air-conditioned cabanas here have you covered. Literal.

Everyone may have missed Art Basel last year, but Oceana Bal Harbor residents can enjoy beautiful art year round. A collection of art in the building is co-owned by the residents, and some of the most notable pieces are two large sculptures by Jeff Koons Pluto and Proserpina andSeated ballerina. And that’s just outside; The Pierro Lissoni-designed lobby houses 10 high-quality contemporary art from other notable artists around the world, including An Te Liu and Taryn Simon.

The residences have breathtaking views of the Atlantic Ocean and Intracoastal water thanks to floor-to-ceiling glass windows and large balconies. Expect plenty of glass inside and an open layout that continues into the kitchens, which feature Gaggenau appliances and luxurious materials.

The icing on the cake of the condominium, however, are the four penthouses and four duplex Upper-Penthouses on the top three floors. Each room has its own elevator that gives direct access to the residences and huge oversized balconies. The duplex Upper-Penthouses also have their own private pools. Talk about big living!

Prices start from US$3 million.
