1-4 The Moorings, off St Gabriel’s Road, Clontarf, Dublin 3
The question about the price: 1.1 million euros
agent: REA Grimes 01 8530630
Technically, the homes in the Clontarf development are not new homes.
In fact, The Moorings was built in 2006. The four houses in the gated scheme were rented from its inception until pyrite was discovered in them a few years later. It was put on the market and sold as a single piece last year.
At that time, the houses were completely rebuilt to remove all traces of pyrite, with all work supervised by a specialist engineering firm.
The four properties have now been recreated and are brand new in every way, except brand new. They had a minor launch in the market last weekend that met with a lot of interest.
Most of the homes on the market in Clontarf are older homes that need complete renovations, so viewers seemed to love the idea of a 1,657-square-foot home located in their desired area without the work involved. With prices starting from €1.1m, each home is a semi-detached, four-bedroom property. Inside, the first floor accommodation comprises entrance hall with shower room to the side.
To the front of the house is a living room, behind which is another reception room at the back of the house.
There is also an open plan kitchen/dining room with separate utility room. There are four bedrooms in each house (master en-suite) and a family bathroom.
The front driveway of each home is 25′ wide so there is parking for two to three cars, whilst to the rear is a westerly facing garden with paved patio area and artificial turf. The development is located behind electric gates off St Gabriel’s Road.
The fully upgraded homes now have a B BER and are heated with gas fired central heating. The double-glazed windows and high-tech front door are by Munster Joinery.
The bespoke kitchen units are built with soft closing doors and drawers. Built in hob, extractor fan, fridge freezer, double oven and dishwasher included in the sale.
The bedrooms are fitted with fitted wardrobes and the bathrooms have Villeroy & Boch sanitary ware.
The location of The Moorings is another major selling point with St Gabriel’s Road close to the sea, schools and shops. Primary schools in the catchment area are Belgrove and Greenlanes, and secondary schools include Holy Faith for girls, St Paul’s for boys and Mount Temple.
There is an open viewing for the show home tomorrow 11:30am – 12pm with the selling agent REA Grimes 01 8530630.
